Office/Manufacturing Facility Tenant Improvements

studioHuB was engaged by a large pharmaceutical manufacturer that makes automated clean rooms and fillers, which are used all over the world, including by Pfizer and Moderna in the production of the covid vaccines.

In order to expand their current production capacity from 8 units to 24 units simultaneously, a new space was found in a large warehouse in Burnaby.

Working closely with our structural, electrical and mechanical consultants, studioHuB designed the 120,000sqft production floor, which includes a VLM and racking, dust collection, cleaning and annealing areas, and a secondary bay structure to bring power, air, gas and light close to the specialized assembly areas. Structural work included the creation of a new truck ramp and enlarging some of the overhead doors.

For the front of house, we were given the task to create an innovative work environment, where people would want to come back to work for, and which includes multiple modes of work stations, ranging from private rooms to cubicles, to shared tables and soft seating. All employees will be hotel desking. Numerous small breakout areas were created for socializing, as the company grew from 100 to over 250 during the pandemic, and many employees have never met each other in person.

The process was started with design and a PPA submission in January 2021, BP submission in March 2021, and construction was completed in early June 2022.
